When is it better to come to Thailand for a vacation?

In Thailand, the year is divided into two seasons: high and low. In the high season, there is almost no rain and, there is a beautiful sunny weather, the sea is calm without waves.

In low season - winds come and bring rain, on the sea high waves, you couldn't swim every day. But in fact, rains don't go every day, often there is a sunny weather. And there are beaches where high waves on the sea never happen. Therefore, if you want to relax in peace and quiet, while significantly saving on renting real estate and air tickets - you should come to rest in the low season.

In Phuket, Pattaya and Koh Samui, the rainy season starts at different times. In Phuket and Pattaya - this is from June to October, in Samui from September to January. This means that even in the summer, you can enjoy a wonderful holiday in Thailand, simply by choosing the amazing Koh Samui island. In winter, you can meet the new year under the palm trees and the hot sun, choosing the paradise Phuket island or Pattaya city.

Why on our website is not listed rental prices?

If you are already looking for a property for rent, you have probably faced with a situation where the rental price for your selected date is very different from what you see on the website. We want to avoid such situations and not to mislead you very low prices for rent.

The cost of rental housing in a low and high season can differ in several times. Also under the influence of economic conditions and other factors, the owner can change the price for rental of their property without notifying us about it. Therefore, we have divided the property into 4 classes: economy, standard, business and luxury property on the basis of quality and cost.

In cases where the cost of rental housing is known for throughout the year and at any time - we pointed it in the description of the object. But even if the price is specified, it may change to both sides (cheaper or more expensive).

So before booking price on selected dates you need to enquire it first. The price of rent is fixed at the time of deposit and can't be changed.

Booking deposit.

In order to book a property, you need to put a deposit. For the owner, it is a guarantee that you will not change your mind. For you, it's a guarantee that the owner will not look for other tenants. After making a deposit, the dates chosen by you are fixed and real estate for these dates cannot be handed over to anyone.

In most cases, the prepayment for the reservation of your chosen property is 50% of the rental price. But depending on the time of year and the owner, the terms of the lease may differ. So when renting a property for the New Year, the advance payment for the reservation can go up to 100%, and in the summer, on the contrary, it could go down up to 20%.

Security deposit.

When renting a property, the owners of the property, as a rule, take a security deposit, in case of any damaged made due to the fault of the tenant, and to pay for electricity during the tenant's stay. Usually, electricity is not included in the rental price. If there is no any damages due to the fault of the tenant, and the electricity bill is paid - the deposit is fully refunded to the lessee upon departure.

In case of early termination of the contract, part of the deposit, or even the entire deposit will be withheld by the lessor, depending on the terms of the contract.

Why is electricity not included in the rental price?

In Thailand, electricity is expensive. The cost of electricity from 4 to 10 baht per unit. Moreover, because of the hot climate, it is necessary to include an air conditioner, which consumes a large amount of electricity. Someone prefers coolness - and the air conditioner is permanently turned-on, someone practically doesn't use it. Therefore, the bills for light in both cases will be very different. In order not to overpay for unused electricity - electricity in the cost of rent, as a rule, do not include.
