1. Never transfer money to anyone without a contract. It would seem so obvious, but many people continue to do it. In the case of fraud - the contract will allow you to contact the police and prove that the rental agreement really had a place to be and money for rental was transfered. And accordingly, there will be an opportunity to bring the party that violated the contract to account. Even if this is not the first time you have rented a house from this agency / realtor / owner, do not be too lazy to draw up an agreement.
2. Ideally, the agency or realtor should have a company officially registered in Thailand. You can request company registration documents and work permits. If there is a company, they will be surely provided to you.
3. If there is no a company, and there is no work permit, but the offer is so good that it is simply impossible to pass by, check the agent’s accounts in social networks. The longer he has been renting, the better. As a rule, such agents have groups for renting and selling real estate in Phuket at Facebook or Instagram with a history of at least several years. And yes, there you will definitely find reviews of people who have already contacted them.
4. Look for reviews about the agency or agent on the Internet. Just scoring the company name, name, or phone number in Google. Parhaps you will not find any reviews, but if the agency / agent really works in Phuket in the field of real estate, information will certainly be found on different specialized resources.
5. Read information about the area where you are offered accommodation. There are often cases when you are offered accommodation within walking distance from the beach, but the beach at the same time is unsuitable for swimming. Or the area is far removed from all the necessary infrastructure, and you will find out only when you arrive in Phuket, and you are unlikely to agree to give money to them.
6. If you have friends or acquaintances in Phuket, ask them to go and see the property you are offering.
